Kowloon East has been undergoing a remarkable transformation recently with modern architecturally designed office towers and dynamic shopping malls in the district, along with new leisure and public venues. As a result of these attractive new developments, prestigious tenants from the traditional core business districts in Hong Kong Island and Kowloon have moved into this vibrant district.
In order to capitalize on an expanding pool of potential tenants and to align with the new Grade A office developments in Kowloon East, a refurbishment programme to revamp Prosperity Place (formerly known as Modern Warehouse) into a premium commercial landmark building commenced in 2007, giving Prosperity Place the attributes and ambience of a modern Grade-A commercial tower.

| In 2007, the REIT Manager renovated the ground floor main lobby with a modern interior design. The new design emphasized the 17-foot high ceiling and the spacious interior of the main entrance lobby. |

| In 2008, the REIT Manager renovated the passenger lift lobby and common corridors on the upper floors in order to further enhance the overall common area ambience of Prosperity Place. The down lights were replaced by T5 fluorescent systems and original spotlights were replaced with energy saving light fixtures, resulting in an approximately 20% savings in electricity consumption. |

| In 2009, the REIT Manager renovated the facade at the lower portion of the building and also widened the entrance glazing on the ground floor of the 73-foot frontage, allowing in more natural light into the grand lobby interior. Moreover, a green living roof garden with panoramic harbour views was added for the enjoyment of the Prosperity Place tenants. Solar panels and an energy harvesting wind turbine provide energy for ambient lighting for the green roof during the evening hours. A 500-litre rainwater collection system provides water for the irrigation for the green roof plants. The renewable energy measures were installed to lower the building's carbon footprint. The green roof also has an insulating effect and has consequently helps to lower the utility costs for top floor tenants.

| In 2010, the REIT Manager expects the renovation of all public male and female common area washrooms in the building to be completed by 3Q10. Also, lighting in back-of-the-house-areas were put on motion detector controls to further lower energy consumption at Prosperity Place. |
